2026 Quarter 2

Jackson Hole Real Estate Market Report

The first half of 2026 showed that Jackson Hole's real estate market continues to hold its own. Buyer demand remained steady, inventory stayed remarkably consistent, and while the ultra-luxury market wasn't as active as last year's record pace, the overall market remained healthy. Here's a closer look at the trends, statistics, and opportunities shaping the market through mid-year.

Market Overview

Jackson Hole's real estate market continued to demonstrate remarkable stability through the first half of 2026, with transaction volume rising 8% over the same period last year. Buyer demand remained strongest in the single-family home segment, accounting for 53% of the transactions. Sales occurred across a broad spectrum of price points from a $525,000 studio condo to a $17 million estate in Shooting Star.

Despite the typically busy spring listing season, inventory remained essentially unchanged from a year ago, with 283 properties on the market at quarter-end. Looking ahead, market momentum appears poised to continue, with pending sales up 20%, signaling a strong third quarter.

2025 YEAR END

Jackson Hole Real Estate Market Report

As the year wraps up, it’s a good time to check in on how the Jackson Hole real estate market is doing. While national housing trends tend to grab headlines, Jackson Hole often plays by its own rules. The area’s uniqueness and its extreme land scarcity create a dynamic market that can be difficult to compare to anywhere else.

main

Market Overview

Overall, Jackson’s real estate market showed its power in 2025, with several key metrics climbing back to levels not seen since 2021 and 2022, during the height of the COVID-era market surge. Total property transactions rose 14% year over year to approximately 443 sales, marking the highest annual total since 2021 (though that year remains an outlier with 853 transactions). Median sale prices have hovered near the $2 million mark for the past three years, underscoring continued price stability.

Inventory increased roughly 22% compared to last year’s year-end, with 220 active listings, still historically low and likely reflective of a new normal given limited opportunities to add supply. Momentum is already building for 2026, with properties currently under contract up 9% compared to this time last year. Buyers and sellers considering a move in the coming year should pay close attention to these conditions: well-positioned properties are selling.

2026 QUARTER 2

Star Valley Real Estate Market Report

The Star Valley real estate market experienced a strong first half of 2026, with overall sales activity accelerating across residential properties, vacant land, and other property types.  Demand remains strongest for move-in-ready homes, quality land offerings, and properties priced in line with current market conditions.

main

Market Overview

Total closed transactions increased 41% compared to the same period in 2025, rising from 152 sales to 215 sales, while overall dollar volume grew 33%, surpassing $106.7 million. Although the average sale price declined slightly by 3%, the increase in transaction volume demonstrates continued buyer confidence and a healthy level of market activity.

One of the most significant trends has been the tightening of inventory. While the total number of active listings remained relatively unchanged overall, residential and vacant land inventory each declined by approximately 42%, creating fewer choices for buyers and helping support property values. Homes and land are also selling more efficiently, with the average days on market improving by 18% across all property types. These trends indicate a market that is becoming increasingly competitive, particularly for properties that are well-priced and properly marketed.

Looking ahead, the remainder of 2026 is expected to remain active as buyers continue to pursue opportunities in Star Valley's lifestyle-driven market. Demand remains strongest for move-in-ready homes, quality land offerings, and properties priced in line with current market conditions.
